The maximum selling price for subsidized housing in 2026 ranges from IDR 166 million to IDR 240 million, depending on the regional zone, based on the Ministry of PUPR Decree No. 689/KPTS/M/2023. This regulation originally applied to the 2023β2024 period, and since no new decree has been issued, the 2024 price provisions remain valid as the official reference in 2026.

Why Is Jabodetabek More Expensive Than Rest of Java?
Subsidized home prices in Jakarta, Bogor, Depok, Tangerang, and Bekasi are set at IDR 185 million β IDR 19 million higher than other Java regions (IDR 166 million). This reflects land price and construction cost differences in capital buffer zones. Among the five Jabodetabek regions, Bekasi and Bogor generally offer more land stock for subsidized homes compared to South Tangerang or Depok.
What About Subsidized Homes Ordered Before the Decree?
If a housing unit was ordered and price agreed between buyer and developer before Decree 689/KPTS/M/2023, the old price remains valid. However, for new bookings, developers must follow the price ceilings above.
